investment!
The cooling season is upon us of course if you live in the coastal areas your
heating season never ends. Regardless of your situation summer is upon us the
changing of the seasons is a good marker to start thinking maintenance that
will save you headaches and big bucks. A properly maintained heating and
air-conditioning system can maximize your comfort and at the same time minimize
your energy expense.
Putting your trust in a
well-qualified license heating and air conditioning contractor, and avoiding
ones that try to be Jack of all trades can save you money. Always check
references of satisfied customers as well as the Better Business Bureau in order
to weed out the scammers.
Here's a checklist of services for
you to follow as a guide to use before hiring a licensed contractor. It's
always a piece of mine knowing You're getting your money's worth.
- All motors, crankshafts and pump bearings should be
inspected, service and lubricated.
- All set screws and drivers should be checked and
tightened. Any of these screws that become loose could damage the shaft,
be sure these areas are carefully checked.
- Drive belt should be checked for drive alignment and wear.
- Air filters should be cleaned or replaced. Outside air
intake should be also examined and cleaned. Be sure all vegetation is
cleared off avoiding contaminating your system with mold spores that grows
around the vegetation.
- Other important components to be checked and
cleaned pumps, line strainers and spray nozzles.
In the fall, mostly in commercial
systems the water cooling coils should be drained. The surfaces of direct
expansion coils, water cooling coils and steam coils should be expected for
lint or dirt collection. The coil surfaces should be cleaned cleared and
cleaned. Most foreign deposits around the coils is grease, a good
environmentally safe detergent should be used in the surfaces.

Controls and Accessories
We must not forget the controls and accessories that are expensive when it comes to replacement.
2. Clean or replace contact points and starters as necessary.
3. Check steam valves and traps for dirt or leakage.
4. Check damper motors as well as the Action of the dampers.
5. Check the condition of the dampers and for any damper leakage.
6. Check the seal rounded damper, repair necessary to secure leakage.
7. Carefully observe operation of the system.
8. Periodically, the water should be drained from the pneumatic controls.
The setting should be checked, adjusted and calibrated as required.
10. Checked air compressor crack case oil level.
11. Oil the air compressor motor.
Plan out a systematic maintenance program so your system operates with maximum efficiency and minimize emergency service calls. If you compare the cost of replacement, prevention is a smart investment well worth it; nothing with movable parts can be expected to work properly without some form of lubrication, tightening fan belts and removal of accumulated debris etc.
